Ibiza, my great love.

Sea-view villas, countryside fincas, exceptional apartments in Ibiza Town: I introduce you to trusted agents on the island, so you can buy or sell with complete peace of mind.

My perspective

Ibiza, far beyond its reputation.

I discovered Ibiza around fifteen years ago, and it was love at first sight. It is known for its parties, but the Ibiza I love lies elsewhere: in its crystal-clear coves, its unspoilt nature and its exceptional food.

It is also a very special place for me, as someone who now guides people in their personal development. Yoga and breathwork retreats, meditation facing the sea, the hippie markets, that bohemian, spiritual energy floating over the island: everything invites you to slow down and reconnect with nature, the sea, the elements.

The people who contact me about Ibiza are mostly expats and entrepreneurs who want to live and work surrounded by this nature, as well as families. Their projects are most often fincas and villas: facing the sea or tucked inland, turned towards the sunrise or the sunset, each with its own atmosphere.

Where to live in Ibiza

Five municipalities, five ways to live the island.

Ibiza is divided into five municipalities, each with its own character. The right choice depends on how you want to live: year-round or a few months a year, close to schools and marinas, or in the complete calm of the countryside.

South and west

Sant Josep de sa Talaia

The island's largest municipality, and one of the most sought after. From Es Cubells to Cala Jondal, you will find many contemporary sea-view villas, often facing the sunset and the silhouette of Es Vedrà, a few minutes from the airport.

Ideal for: sea views, sunsets, architect villas.

East

Santa Eulària des Riu

A balanced life all year round: country villages such as Santa Gertrudis and Sant Carles, a marina, a golf course at Roca Llisa, and international schools nearby. Restored fincas and large family estates sit alongside beautiful villas.

Ideal for: families, year-round living, fincas.

Capital

Eivissa (Ibiza Town)

The historic heart of Dalt Vila, a UNESCO World Heritage Site, the Marina Botafoch, Talamanca: this is where you find exceptional apartments and penthouses, with restaurants, the port and services within walking distance.

Ideal for: apartments, penthouses, town life.

North

Sant Joan de Labritja

The wildest, most preserved north: wooded hills, quiet villages, coves such as Benirràs and Cala de Sant Vicent. The perfect setting for a finca surrounded by nature, far from the bustle.

Ideal for: nature, total calm, large plots.

West

Sant Antoni de Portmany

Beyond its lively bay, the countryside around Santa Agnès and Sant Rafel offers peaceful landscapes, dramatic cliffs and some of the most beautiful sunsets on the island.

Ideal for: countryside, sunsets, privacy.

Before you buy

What every buyer should know in Ibiza.

Ibiza has its own rules. Knowing them from the start avoids unpleasant surprises and helps you negotiate with confidence.

I.

The finest homes are never advertised

In Ibiza, many exceptional properties change hands without a public listing, through recommendation. Being introduced to the right agent, at the right moment, often makes all the difference.

II.

Rustic or urban land: a key question

Many fincas sit on land classified as rustic, where renovations and extensions are strictly regulated. Before buying, it is essential to check that all existing buildings are legal, and what you will be allowed to do next.

III.

The tourist rental licence, a rare asset

Today it is very difficult, if not impossible, to obtain a new tourist rental licence in Ibiza. An existing licence attached to the property therefore has real value, and must be checked carefully before buying.

IV.

Plan for purchase costs

For a resale property, Balearic transfer tax is progressive, from 8% to 13% depending on the price band. Lawyer, notary and registry fees come on top. As a rule of thumb, allow 12 to 15% above the purchase price.

V.

A process of a few months

Spanish tax number (NIE), bank account, reservation contract, legal checks by an independent lawyer, then signing at the notary: allow two to four months between agreement and completion.

VI.

Choose your area well

Sunsets in the west, family life in the east, wild nature in the north: before viewing, take time to define how you want to live the island. That is often where my perspective helps most.
