Crans-Montana, summer and winter.

Leonor de la Serna skiing in Crans-Montana
My perspective

Our mountain retreat, in every season.

We go to Crans-Montana regularly, in summer as in winter, and I think we love the summer almost as much as the winter. It is a very pretty village, set on a south-facing plateau, with magnificent nature and generous sunshine all year round.

In winter, the skiing is superb: 140 km of slopes, from the plateau at around 1,500 m up to the Plaine Morte glacier at 3,000 m. The resort will also host the FIS Alpine World Ski Championships in February 2027.

In summer, people come for the beautiful walks along the bisses and around the lakes, for mountain biking, and of course for golf: the Severiano Ballesteros course at Golf Club Crans-sur-Sierre, home of the Omega European Masters, is one of the most beautiful in the world. My clients look for family chalets and apartments to enjoy the mountains all year round.

Where to buy in Crans-Montana

The areas my clients look for.

Crans-Montana stretches across a whole plateau, between two centres and several Valais villages, each with its own atmosphere. For now, this is where most of my contacts in the Swiss Alps are based.

The chic heart

Crans

The most sought-after centre, around the golf course: boutiques, fine restaurants and a lively atmosphere in every season. Upscale apartments and exceptional chalets, where you can walk everywhere, from the golf course to the ski lifts.

Ideal for: upscale apartments, golf, resort life.

The prestigious heights

Plans-Mayens and Tsarbouye

Above Crans, the most sought-after addresses for large chalets: peace and quiet, space and a panoramic view of the Valais Alps.

Ideal for: exceptional chalets, views, privacy.

The lively centre

Montana and Aminona

Montana, with its ice rink, shops and lakes, is lively all year and well suited to seasonal rentals. Further east, Aminona offers calm, open views and real potential with its new resort.

Ideal for: resort life, rentals, potential.

Authentic Valais

Lens, Chermignon and the villages

Lens, Chermignon, Icogne, Bluche or Randogne: villages full of character, minutes from the slopes and the golf course, with more calm and space. A lovely option for living there all year.

Ideal for: character chalets, main residence, calm.

Coming soon

Gstaad and Verbier

For now, my contacts are mainly in Crans-Montana. Some of them are moving to Gstaad and Verbier: I will announce it here as soon as they are settled. Already have a project in one of these resorts? Write to me and we will talk.

Ideal for: your projects in Switzerland's great resorts.

Before you buy

What every buyer should know in Crans-Montana.

Buying in Switzerland, and even more so in a resort, follows very specific rules. Knowing them from the start avoids unpleasant surprises.

I.

Lex Koller, if you do not live in Switzerland

A foreign buyer who does not reside in Switzerland needs authorisation to buy a second home. Authorisations are limited by an annual quota, and Valais has one of the largest. As a general rule, living space is limited to 200 m² and land to 1,000 m². EU and EFTA nationals who reside in Switzerland are in principle exempt.

II.

Lex Weber: a rare supply

In communes where second homes exceed 20% of housing, such as Crans-Montana, building new ones is now almost impossible. The market therefore relies mainly on existing properties, which makes them rare and supports their value.

III.

Moderate purchase costs

In Valais, purchase costs (transfer duty, land registry and notary) generally amount to around 2.5% of the price, far less than in France or Belgium. Property prices themselves are fairly high and quoted in Swiss francs: it is wise to factor the exchange rate into your budget.

IV.

The notary at the heart of the sale

In Switzerland, the sale is signed before a notary and takes effect once entered in the land register. When Lex Koller authorisation is required, the sale is concluded subject to it.

V.

For golf lovers

Golf Club Crans-sur-Sierre, founded in 1906, has four courses, including the Severiano Ballesteros and a 9-hole course designed by Jack Nicklaus, voted Switzerland's most beautiful 9-hole course several times. The season runs from May to late October. A property steps from the golf course is a real asset, both to enjoy and on resale.

VI.

Easy to reach and lively all year

A funicular links Sierre, in the valley, to the plateau in thirteen minutes, and Geneva is around two hours by road. International schools, shops, restaurants and events make Crans-Montana a place where you can also live all year round.

This information is indicative and may change. It does not replace advice from a notary or a specialised lawyer.
